Things to keep in mind when renting a house


We want to make sure that you have the best experience of renting with Harcourts. Have a look on our list below to make sure that you are fully informed of what we expect from our tenants and how we can help you with any questions you may have.


If you have any maintenance issues please call your property manager straight away. We want to make sure that you are living in a healthy and safe home. When a maintenance request comes up we always consult the property owner first, organize the job with tradesmen and will keep you updated throughout the process. The tradesmen will give you a call and arrange a suitable time to enter your home. No need to be at home, as we have keys at the office.


After Hours Emergency
Our office is open between Monday - Friday 9 am to 5 pm, if you have an emergency outside of these hours please call our Duty Manager on 034410793. Please note this is only for emergencies, not to book viewings or questions about your lease etc. An emergency can include a water leaks, no power or other situations that cannot wait until the next work day.  Make sure to turn of water and electricity at mains until tradesmen arrives.


New Zealand Emergency Services
If you are in a life threatening situation call New Zealand Emergency Services on 111 straight away.


Routine Inspections
Every third month we conduct a routine inspection. We will go through your property and check for any maintenance/repairs, cleanliness of the property, garden, smoke alarms etc. We do a full report with photos to the owner of the property so it is in your best interest to make sure that the house is properly clean and tidy in time for the inspection. You will be given notice for the inspection well in advance. See our Routine Inspection Checklist to see what we expect from our tenants.

Rubbish Collection
Visit Queenstown Lakes District Council website HERE to find out when the rubbish collection days are and how you should recycle in our beautiful region.

Lease Extension
Harcourts will contact you 2 months before your lease end date. Please let your property manager know if you wish to extend your lease and continue to live in the property. You need to contact your property manager a minimum of 21 days before your lease ends. We will contact the owner of the property to confirm the new tenancy and will get back to you as soon as possible.


Change of Contact Details
If you have any new contact details such as phone number, email or alternative address of service, contact your property manager straight away. Its very important for us to be able to contact you for any maintenance, lease questions etc.


Your Property Manager
Make sure to always have your property managers phone number saved, in case something happens or if you have any questions. Feel free to always contact us about anything regarding your rental property. You can find your property managers contact details HERE.
