When moving out...

Have a look below on what we expect from you when vacating a rental property.

 

 

Give Notice - Fixed Term Tenancy
As per your tenancy agreement you will always need to give notice to vacate to your property manager.  If you are vacating the property, please let your property manager know by email a minimum of 21 days before moving out. Please note that you are liable for all rent until your lease end date.

We understand that things can happen and you might be in a situation were you have to leave your fixed term tenancy agreement earlier. If so, contact your property manager straight away and we will contact the owner of the property. Please remember that a advertising and administration fee is charged, that you are liable for the rent until your original lease end date and if you would like to break your lease this need to be approved by the owner of the property.

 

Give Notice - Periodic Tenancy
As per your tenancy agreement you will always need to give notice to vacate to your property manager. If you are vacating the property, please let your property manager know by email a minimum of 21 days before moving out.

 

Viewings
When you have given us notice to vacate the property we will re-advertise the house for new tenants. We will arrange with you suitable viewing times and will always give you notice. A property manager or staff from our office will always be present at the viewings.

 

Cleaning
We want to make sure that the new tenants moves in to a clean and tidy house. To ensure that you receive your full bond refund please make sure that you have cleaned the property very detailed and have the garden trimmed and tidy. Arrears
When we have received your notice to vacate we will let you know your outstanding rent amount. Please be aware that we are not taking any outstanding rent from your bond, but do expect you to pay your rent until your vacating date. If you are wondering what you final payment might be closer to your vacating date, please contact your property manager.

Chattels and Property Condition Report
When moving in to a Harcourts managed property you will have received a property condition report, Chattels/Furniture list and photos of your property. Have a look at these when vacating the property and make sure that the condition is left in the same condition and all the furniture are still at the property in its original place. If you don't have the lists available, contact your property manager and we will give you a copy.


Final Inspection
On your move out date, please return your keys to our office at 12pm the latest. On the same afternoon or the next working day your property manager will conduct a final inspection. On the inspection we will check the cleanliness of the property, if any maintenance or repairs are required, if the gardens are tidy and if the carpet is cleaned. Click HERE to see the checklist.

Bond Refund
To ensure that you get a full bond refund form make sure to pay your arrears and leave the property in a clean condition. You will be sent a bond refund form with your confirmation to vacate the property, but you can also fill this in at our office when you are handing in your keys on your vacating date.  Click HERE for the bond refund form.

Reference
We are always keen to help our good tenants. If you need a reference for any future landlords, just drop your property manager a quick email and we will help you out.

Other Things To Note...

  • Re-direct your mail to your new house.
  • Leave all keys and garage remotes to the Harcourts office
  • Cancel your utilities like gas, power, internet etc.
  • Cancel all your automatic rent payments
